6. Damage, Pre-Existing Conditions & Leaks
6.1 Pre-Existing Damage
CleanRight is not responsible for existing damage, marks, stains, wear, scratches, deterioration, or structural issues present before we attend the property.
If identified, our staff may take photos and notify you or the managing agent.
6.2 Existing Leaks & Water Damage
Cleaning activities involve the use of normal domestic water quantities and standard cleaning practices. In some cases, deep cleaning may reveal pre-existing plumbing or waterproofing issues that were not visible beforehand.
CleanRight Cleaning Services Pty Ltd is not liable for any damage resulting from existing leaks, plumbing faults, damaged tiles, broken or deteriorated silicone, degraded waterproofing, blocked drains, cracked fixtures, or any other pre-existing structural or plumbing defects.
This includes situations where, due to underlying faults:
- Water from an upstairs area travels to lower levels
- Water drips into ceilings, wall cavities, or adjacent rooms
- Faulty taps, seals, drains, or plumbing connections allow water to escape during cleaning
- Compromised grout, silicone, or waterproofing permits water penetration
Clients must inform CleanRight in advance of any known problem areas, including existing leaks, loose taps, recently renovated bathrooms or kitchens, newly sealed surfaces, or any sections that require extra care or should not be cleaned.
If water escapes during cleaning due to pre-existing defects or structural issues, CleanRight Cleaning Services Pty Ltd cannot be held responsible for any resulting leakage, moisture spread, or water damage.
Any leaks or concerns identified by our team during the service will be documented and reported to the client as soon as practicable.
6.3 Fragile & Valuable Items
Customers must remove or secure fragile, expensive, or irreplaceable items (e.g., jewellery, cash, décor, artwork).
CleanRight is not liable for damage to items left unsecured.
6.4 Reporting Concerns
Any claim of damage must be reported within 24 hours with photos and details.
Claims raised after 24 hours cannot be accepted.
6.5 Hidden Issues Revealed After Cleaning
Deep cleaning may reveal issues that were not visible before, such as:
worn paint
scratched glass
water damage
grout deterioration
discolouration
mould behind silicone
These are not caused by cleaning and are not covered.
6.6 Cleaning Outcome Limitations
Some stains, mould, hard water buildup, heavy grease, grout discolouration, and long-term damage may not fully come off, even with professional cleaning.
This is normal and not considered a fault.
7. Limited Liability
CleanRight holds Public Liability Insurance, which covers accidental damage caused by our staff in accordance with policy terms.
Where CleanRight is found responsible for damage:
the matter will be handled under our public liability insurance, and
liability is limited to what is covered by that insurance policy.
CleanRight is not liable for:
loss of rent
agent re-inspection fees
bond deductions caused by pre-existing issues
damage caused by existing leaks, plumbing faults, or structural defects
any indirect, special, or consequential loss
Nothing in these Terms excludes any rights you may have under the Australian Consumer Law.
8. Late Payment Fee
A $10 per day late fee applies to overdue invoices.
Services may be suspended after 14 days of non-payment.
Invoices overdue beyond 30 days may be referred to a debt collection agency, with recovery costs passed on to the client.
